The Slow City, The Good Life

Cities are often associated with the hustle and bustle of life and commerce. Whereas the countryside is associated with stillness and slowness. One author, William Powers, decided to see what life is like when you treat the city as a slow place akin to the countryside.

Just like Thoreau, he wrote a book about it. Unlike Thoreau, Powers actually practiced what he preached.

My favorite sanctuaries: Pier 45’s tip, where the West Side Highway fades to a hum; a back seat in the cathedral of St. John the Divine in late afternoon; the High Line, a new park sanctuary created from unused urban infrastructure; a silent, little-touristed third-floor corner of the Met reached via a concealed stairway in the Asian wing (it houses imaginative Chinese decorative arts).

Moongazing on Tar Beach after dinner, we muse on two other urban sanctuaries: Washington Square and Madison Square Parks on warm days, when we love to kick off sandals and lie back to savor that sensual press of our bodies to the Earth. Gravity’s eros. I can feel that attraction now — and it’s mutual, since our bodies exert a tiny gravity on the Earth — as my wife and I touch hands, the Milky Way invisible against Manhattan’s illumination, with only Venus, the moon, and a handful of stars perforating through.

Redistribute Neighbourhoods Instead of Wealth

People hate taxes despite the fact that basically every person who studies economics knows they are needed and a great way to spur economic success. Despite the fact taxes are needed and good at helping poorer people in society, taxes are hated.

As a result, some researchers in the USA have looked into alternative ways to help poor people escape poverty. One solution is to change the way we help neighbourhoods rather than looking at taxes.

More Americans live in high-poverty areas than ever in history, defined usually as places where more than 30% to 40% of residents are below the poverty line. The number of people who live these neighborhoods of “concentrated poverty” has doubled since 2000, especially in smaller cities. There are huge racial disparities in these neighborhoods, too. One in 4 African Americans and 1 in 6 Hispanics live in an area of concentrated poverty, compared with 1 in 14 whites. While explicitly racist policies such as “redlining” have subsided, their legacy remains in how neighborhoods are racially and economically segregated today.

THE LINK BETWEEN LOCATION AND LIVES

Montgomery County, Maryland—less than an hour’s drive from Baltimore—is a unique case that shows it doesn’t have to be this way. It is among the wealthiest counties in the nation, and its school system is among the best. It also serves its low-income families relatively well. Like some other cities, it requires some real estate developers to rent a portion of their homes at affordable, below market rates. More uniquely, the county itself also reserves the right to buy some of these homes to create public housing for the poor. The result? Poor families, earning an average of $22,500 a year, living right alongside the affluent.

Berlin’s New Rent Laws Helping People Faster than Predicted

In cities all over the world housing people is an issue and some cities have it worse than others. In Berlin, where things weren’t awful they decided they waned to stop a downward trend that cropped up in the rental market. Renters were confronted with a market that was inhumane and the city took action.

Barely a month after the German capital introduced a new set of rules that limits rent increases within a given area, figures collected by ImmobilienScout24 show that the average cost of new Berlin rental contracts has dropped 3.1 percent within a month. This can’t be written off as an example of a general countrywide downward trend. In other German cities where such laws haven’t yet been introduced, rents have remained more or less static. This is good news for the legislators of Berlin’s Senate as their new law is doing exactly what they promised the electorate that it would.

The new law introduced on June 1st—called the mietpreisbremse or “rental price brake” in German—works like this. An overseeing body fixes a standard median rent per square meter for each city district, using figures based a biennial state census of rents. No new rental contract within the district is then permitted to charge over 10 percent more than this amount. This still means that price increases for new rentals are possible, but if they come, they happen far more slowly.

Using Bacteria to Make Buildings Healthier

A new field of research, that doesn’t even have a proper name yet, is looking into ways we can incorporate biology into our built environment. It turns out the bacteria and germs found in our indoor worlds are vastly different than those found in natural environments. It makes me wonder what are we inadvertently breeding in our workplaces and homes.

Bacteria can be used to cure our “sick building syndrome” issues while improving our individual health too!

As evidence continues to mount against ultrasterilization, scientists are looking for alternatives that nurture, rather than eradicate, microbial communities.

One way is through “bio-active” surfaces, permeable nanostructures with “good” bacteria stitched inside. Built into walls, chairs, carpets, and other indoor fixtures, these living surfaces would continuously secrete beneficial microbes into the indoor environment. In laboratory tests with mice and rats, these bio-active structures have been found to reduce the likelihood of allergic reactions and asthma attacks. “Instead of building new buildings per se, we could just refurbish all the existing buildings in Manhattan or downtown Chicago with bio-active walls or bio-active carpets,” Gilbert says.

Urban Living Cheaper, More Sustainable Than Suburban

Years of car-focused suburban designs have unleashed problems in the 21st century that we will have to deal with and accommodate. The years of the suburbs are coming to an end and it can’t be soon enough. With every passing years more and more municipalities discover that urban design is the better choice.

The above image is composed of data taken from a report done by Halifax in 2005. Undoubtably the costs of supporting suburban households has only increased relative to urban housing.

Recently, the New Climate Economy released a report titled Analysis of Public Policies that Unintentionally Encourage and Subsidize Sprawl and advocates for a change to policies to encourage better urban design.

The report, Analysis of Public Policies that Unintentionally Encourage and Subsidize Sprawl—written for the New Climate Economy by the Victoria Transport Policy Institute, in partnership with LSE Cities—details planning and market distortions that foster sprawl, and smart growth policies that can help correct these distortions.

Sprawl increases the distance between homes, businesses, services and jobs, which raises the cost of providing infrastructure and public services by at least 10% and up to 40%. The most sprawled American cities spend an average of $750 on infrastructure per person each year, while the least sprawled cities spend close to $500. In its Better Growth, Better Climate report, the New Climate Economy has found that acting to implement smarter urban growth policies on a global scale could reduce urban infrastructure capital requirements by more than US$3 trillion over the next 15 years.

The New York Times ran an article on urban versus suburban costs back in 2010.

So we set out to do the math, based on an apartment and a house in the New York metropolitan area. Here’s what we found: a suburban lifestyle costs about 18 percent more than living in the city. Even a house in the suburbs with a price tag substantially lower than an urban apartment will, on a monthly basis, often cost more to keep running.

It’s very clear that as we populations grow urban design needs to focus on sustainable infrastructure planning and all of us should encourage it.
